However, it is important to note that this attainability has seen a decline from previous years; in 2022, HDB flats were priced at only 3.7 times the median income. Meanwhile, Melbourne’s housing market presents a favorable environment for potential buyers as well. Apartments in Melbourne rank among the few in the Asia Pacific where home prices remain below the five times median income threshold. This is particularly significant as many urban centers grapple with escalating property prices, often pushing home ownership out of reach for average earners.

The city has maintained a balance between demand and supply, which has helped keep prices relatively stable and has allowed more residents to consider home ownership a realistic goal. Both cities demonstrate a commitment to improving housing attainability through proactive government policies.

In Singapore, the government’s strategies focus on increasing the availability of new HDB flats while offering financial support to lower-income households. Such measures aim to ensure that home ownership remains within reach for a wider demographic, thereby fostering a sense of community and stability.

Despite these positive indicators, challenges remain. The landscape of affordable housing is continually evolving, influenced by factors such as economic fluctuations, demographic shifts, and policy changes. The recent decline in the affordability of HDB flats serves as a reminder that while progress has been made, sustained efforts are necessary to address the underlying issues impacting home ownership.
